Las Vegas Sands has commenced construction on its latest expansion project in Singapore – an ultra-luxury development adjacent to Marina Bay Sands. Valued at US$8 billion, the project is set to redefine hospitality, live entertainment, and sustainable design standards in the city’s tourism landscape.
The Tower: Elevated luxury
At the centre of the new development is a 55-storey hotel tower featuring 570 suites, each equipped with private terraces and gardens. The accommodations aim to cater to ultra-high-end travellers seeking exclusivity and personalised experiences. Dining venues and luxury retail boutiques will complement the hospitality offering, while the tower’s layout is designed to optimise panoramic views of Marina Bay and the Singapore Strait.
Architectural firm Safdie Architects, responsible for the original Marina Bay Sands, returns to helm this new project. The tower’s distinct twin wings curve outward as they rise, creating a dramatic silhouette on the city skyline.
The Skyloop: Where public and private spaces meet

Atop the tower will sit the 76,000-square-foot Skyloop, a feature expected to become a defining attraction. The Skyloop comprises overlapping elliptical volumes that spiral in opposite directions, affording uninterrupted 360-degree views. The lower level is designed for public access, with an observatory, rooftop gardens and destination restaurants. The upper level will be reserved for hotel guests, offering private cabanas, infinity-edge pools and a wellness terrace suited for yoga and small-scale events.
This Skyloop concept echoes the visual impact of the original Sands SkyPark, while introducing new functional and spatial elements.
Entertainment expansion: Arena and MICE facilities

Beside the hotel tower, a purpose-built podium will house a 15,000-seat arena and three levels of premium meeting, incentive, convention and exhibition (MICE) space. Global design firm Populous, known for The O2 Arena in London and The Sphere in Las Vegas, leads the arena’s design. The venue is engineered to accommodate major international touring acts and live productions, featuring optimised acoustics, flexible staging and improved sightlines.
Connectivity to Bayfront MRT and integration with surrounding developments, including Gardens by the Bay, will make the precinct more accessible and pedestrian-friendly.
Sustainability as core principle
Environmental stewardship is a key theme in the design and construction of the new development. A self-shading façade using high-performance glazing and internal blinds is planned to reduce solar heat transfer and improve energy efficiency. Outdoor dining areas will be fitted with canopies, while native Southeast Asian tree species will be introduced into the landscaping.
The suites will include garden features tailored to tropical climate conditions, and building operations will follow the global Sands ECO360 sustainability framework.
Material selection reflects environmental priorities, with low-carbon concrete and recycled steel being used. A construction waste management plan is also in place, aiming to divert at least 75 per cent of on-site waste from landfill through sorting and recycling.
Long-term investment in Singapore
Las Vegas Sands has invested more than US$15 billion in Singapore since beginning operations in 2010, with the latest development poised to further enhance Singapore’s status as a high-value travel and events hub.
Patrick Dumont, President and Chief Operating Officer of Las Vegas Sands, said: “By the time our new ultra-luxury development is complete, Las Vegas Sands will have invested more than US$15 billion since we started operations in Singapore in 2010.”
The new precinct will operate alongside the existing Marina Bay Sands, which welcomed its 500 millionth visitor earlier this year and hosted over 2,200 events in the past 12 months.
